Get Your Credit Report

Your credit report is one of the most important factors in determining your interest rate—and when you buy a home your interest rate will be around for quite a while. Do your homework now and grab a copy of your credit report. It may be helpful to look it over now to make sure there aren’t any surprises.

Get Pre-approved for a Mortgage

When you get pre-approved for a mortgage, you are not just speeding up the purchasing process, you are helping yourself in a few ways:

  • Peace of mind knowing you have financing lined up
  • Better idea of your price range and what you can afford
  • Be able to move quickly when you find just the right house
  • Use your pre-approval as a negotiating tactic (“we’ve already been pre-approved…”)

Understand How Much a Home Really Costs

When you look at your budget to figure out what size home you can afford, keep in mind all of the home costs in addition to the mortgage payment. Consider things such as HOA fees, utilities, ongoing maintenance, landscaping, upcoming major repairs, home insurance, and so on.

Make a (Realistic) Wish List

Before you go and look at homes, make a list of what features in a home are essential, and which ones are optional. Think about things like number of bedrooms, family space, kitchen amenities, storage space, garage spaces, and such.

And remember that many of the most important factors are not even part of the home—have criteria in mind about schools, neighborhood makeup, available utilities, freeway access, weather conditions during all four seasons, and other surrounding factors.

Knock a Few Doors

If you’re serious about buying a house, then go up and down the street and knock a few doors. You’ll get a good feel for the warmth of the neighborhood. Just tell people that you’re thinking of moving in nearby and ask about the neighborhood. For a lot of people, the actual families that they live nearby is the most important aspect of why they chose to buy a home.
